GUEST BOOKING TERMS & HOUSE RULES By submitting a booking request, you ("Guest") agree to the following terms: 1. CANCELLATION POLICY This reservation is non-refundable unless otherwise explicitly stated at the time of booking. The cancellation policy shown above governs all refunds. 2. RESERVATION CHANGES • All date changes must be initiated by the host. If you need to change your dates, contact the host to request a change. • The host may propose new dates at their discretion. Proposed changes are sent to the email on file and must be accepted within 24 hours or the request expires automatically. • If the new dates result in a higher total, the difference must be paid before the change takes effect. Payment is processed through the same secure payment system used for the original booking. • If the new dates result in a lower total, the difference is automatically refunded to your original payment method upon acceptance. • The host reserves the right to decline any change request. • Until a change is accepted and any required payment is completed, the original dates remain in effect. 3. HOUSE RULES To ensure a safe and respectful stay: • No smoking anywhere on the property (indoors or outdoors). • No parties, events, or gatherings beyond the confirmed guest count. • Quiet hours: 10:00 PM – 8:00 AM. • Maximum occupancy is limited to the number of guests on this reservation. Unauthorized guests may result in additional charges or immediate termination of the stay without refund. • Pets are not permitted unless explicitly approved in writing by the host prior to arrival. Violation of these rules may result in immediate cancellation of the reservation without refund. 4. DAMAGE & CLEANING • You agree to treat the property with care. • You are responsible for any damage beyond normal wear and tear. • You authorize the host to charge your payment method for repairs or replacements, excessive cleaning, rule violations, or unauthorized guests. • The property is professionally cleaned before each stay. Additional cleaning fees may apply if the property is left in an unreasonable condition. 5. CHECK-IN & CHECK-OUT • Check-in and check-out times are listed on the booking page. • Early check-in or late check-out requires prior approval and may incur a fee. • You agree to leave the property in a reasonable condition, including trash bagged and dishes not left soiled. 6. USE OF PROPERTY & ASSUMPTION OF RISK You acknowledge and agree that: • You use the property and all amenities at your own risk. • This includes, but is not limited to: stairs, decks, hot tubs, fireplaces, appliances, and surrounding areas. • You assume full responsibility for your safety and the safety of your guests. 7. LIABILITY DISCLAIMER To the fullest extent permitted by law, the Host is not liable for: • Personal injury, illness, or death. • Lost, stolen, or damaged belongings. • Any damages arising from use of the property or amenities. Interruptions to services (including internet, utilities, HVAC, hot tubs, or other amenities) do not constitute grounds for a refund. 8. GUEST RESPONSIBILITY & CONDUCT You agree to: • Comply with all applicable laws and regulations. • Respect neighbors and community rules. • Be responsible for the actions of all occupants and visitors. 9. PAYMENTS & AUTHORIZATION By submitting a booking request, you: • Authorize the host to charge your payment method for the full booking amount, any agreed-upon fees, and charges for damages, additional cleaning, or rule violations. • Agree that all payment disputes must be handled directly with the host. 10. BOOKING REQUEST & CONFIRMATION • Booking requests are subject to host approval. A reservation is not confirmed until accepted and payment is processed. 11. PLATFORM DISCLAIMER (AllStay.ai) This booking is facilitated by AllStay.ai as a software platform only. AllStay.ai is not a party to this rental agreement, is not a property manager, broker, or agent, and does not own, manage, or control any property. AllStay.ai is not liable for property condition or safety, guest injuries or damages, host actions or omissions, cancellations, refunds, disputes, or any issues arising from the stay. 12. GUEST INDEMNIFICATION You agree to indemnify and hold harmless the Host and AllStay.ai from any claims, damages, liabilities, or expenses arising from your stay at the property, your violation of these terms, or the actions of you or your guests. 13. LIMITATION OF PLATFORM LIABILITY To the fullest extent permitted by law, AllStay.ai shall not be liable for any indirect, incidental, or consequential damages arising from your booking or stay. 14. BOOKING WINDOW Bookings are limited to stays that check out within 12 months of the booking date. Platform availability beyond that period is not guaranteed. 15. ACCEPTANCE By submitting a booking request, you acknowledge that you have read and understood these terms, agreed to all conditions above, and accepted full responsibility for your stay.
